“Short-term rentals” decree: Gas detectors mandatory for property owners

On December 15, 2023, the Legislative Decree of October 18, 2023 No. 191 came into force, requiring property owners of tourist accommodations or short-term rentals (under 30 days) to install a Carbon Monoxide detector and a Methane or LPG detector (along with a fire extinguisher) in each accommodation unit.

“Residential property units used for rental, whether for tourist purposes or pursuant to Article 4 of Decree-Law No. 50 of April 24, 2017, converted with modifications by Law No. 96 of June 21, 2017, managed in the business forms referred to in paragraph 8, must meet the safety requirements for systems as prescribed by current state and regional regulations. In any case, all property units must be equipped with functioning combustible gas and carbon monoxide detection devices, as well as regulation-compliant portable fire extinguishers to be located in accessible and visible positions, particularly near entrances and close to high-risk areas, and in any case, to be installed at a ratio of one per 200 square meters of floor space, or fraction thereof, with a minimum of one extinguisher per floor. For the type of fire extinguishers, reference is made to the guidelines contained in point 4.4 of Annex I to the Decree of the Minister of the Interior of September 3, 2021, published in the Official Gazette No. 259 of October 29, 2021.”

All models are equipped with a REPLACEABLE sensor module. This allows for quick and reliable replacement at the end of the module’s operational life, which is approximately 5 years. Replacing only the module ensures significant cost savings by avoiding the replacement of the entire detector.

The detector is also equipped with self-diagnostics that indicates fault conditions with a yellow LED and monitors continuous operation time, using a dedicated blue LED to signal when the sensor module needs replacement. Simultaneously with the red LED alarm indication for gas detection, the detector activates a powerful acoustic warning device and a relay, with changeover contact, suitable for controlling a gas shutoff valve or other external actuators.
